MMUK HQ Building
R G Carter were recently appointed to deliver the extension to the MMUK HQ Building in Alconbury. The facility comprises of a cut flower arrangement and fruit specialist who wholesale to the likes of Sainsburys and Marks & Spencer.
Over a seven-year period they have gone from being a start-up company to the largest wholesaler in the UK, with their business growing by 40% over the last two years during lockdown. This has led them to look for additional processing space, of which the obvious next step was to extend onto their current facility.
Project Specifics:
The works comprise of an 8,011sqm cold store extension to the existing chilled distribution warehouse including breakout areas, WC’s, a canteen, 12 dock leveller and 2 ULD loading pits. These works are all being delivered whilst the facility remains operational. External works on the project consist of retaining walls, concrete yard and a concrete road.
Additionally as APS (Alconbury Packing Solutions) were seeking a prompt start in site, partical site possession was granted during the PCSA to allow for the enabling works package to commence. This package allowed for works to the main site entrance road to be diverted to provide the temporary site access and site compound, undertake bulk earth moving, preliminary drainage and services diversion works to accelerate the preliminary works.
Within the scope of works there are some added intricacies tying into existing systems during the installation including:
- Refrigeration and chiller systems
- Processed water
- Existing power in plant rooms
- Compressed air systems
- Siphonic systems
Our works also include working with their key stakeholders (department heads) in developing the layout and services requirements for their process lines for the packaging hall. This involves integration of their specialist process line manufacturer into our team and collaboratively working with ourselves and our MEP specialists to ensure that we provide a fully serviced building which is ready to receive their process lines as soon as we can get to a watertight state. Ultimately, we look to handover the complete building with a fully commissioned process line and storage facilities which will be ready for use from day-one of handover.
Maintaining live operations:
Our Site Manager for the project speaks to multiple teams onsite on a weekly basis to keep them up-to-date on site operations. These teams include:
- The Client
- Gatemen/security – to make aware traffic movements/ deliveries expected the following week
- Facility Management team – to advise of site visits for surveys etc as access is continually needed into existing building/plant rooms as we are tying into existing building and systems.
- Client’s site operations team – The site is extremely busy with up to 100 HGV vehicle movements daily
- We therefore discuss weekly our movements and theirs to ensure they align and disruption is kept to a minimum
Further, we also have also built in the Client’s busiest periods into our construction programme to take into consideration, ensuring these busy periods do not effect the overall delivery timescales for the expansion project. To support this, in our five months on-site we have had not a single issue or complaint.
